Tenants

Referencing

References will be taken and a credit search made. We will ask you for details of some or all of the following depending on circumstances; employer, landlord, mortgage lender, solicitor. If self-employed, we will need your accountant's details and you must be able to show at least three years trading figures. We will also require 2 forms of ID from you, 1 being photographic and the other being and utility bill with your current address on.

When Will The Tenancy Begin?

If the property to let is vacant the tenancy should normally start no later than 1 month from the date the application is accepted. However, a tenancy cannot start unless satisfactory references have been obtained, we have our client's final consent, all legal documents have been signed and all monies have been paid and cleared.

The Deposit

An amount equal to at least one and a half times a month's rent will be required when you apply for a tenancy, to be held against damage, non-payment of rent etc., and is returnable, less any such deductions and without interest, after the end of the tenancy. An extra £100 (minimum) deposit may be required for pet owners. All deposits for Assured Shorthold Tenancies must be protected under a Deposit Protection Service. We are a member of the "Tenancy Deposit Service" (TDS). All deposits for managed properties are protected under this scheme. We are also members of the "Deposit Protection Service" (DPS). All deposits for Tenant Finding are protected under this scheme, then transferred to the Landlords ID through the scheme.

The Inventory

At the start of the tenancy you will be given the inventory in duplicate. You must sign and return one copy to us within seven days of the start of the tenancy. This is the document we will use at the end of the tenancy to determine if any items are missing or damaged, if cleaning or gardening is needed, or if there are any matters concerning the condition of the landlord’s property which will have an effect upon the return of your deposit. We will charge you for part of the cost of checking the inventory, liaising with utility companies etc., and this will be a minimum of £50 plus VAT, depending on how long it takes, but may be more if there are problems to deal with.

Preliminary Payment

If you decide to apply for a tenancy, we will ask you to make a payment of £95 inclusive of VAT in cash per person for whom we need to take up references. This payment will enable us to pay for taking up references, a credit search and will also cover costs in connection with the preparation of the Tenancy Arrangement.

Refund

There will be no refund if you withdraw or if you fail the credit check or your references are unsatisfactory.

If the landlord is unwilling to proceed with the letting there will be a full refund unless the above applies.
